What's Inspected During A Home Inspection

                                 

 

 

I will inspect the site conditions including the building perimeter for land grade and water drainage; trees and vegetation that adversely affect the home; walkways, driveways, steps, patios and retaining walls.

 

The structure of the home is unquestionably important.  The foundation, floor, wall, ceiling and roof structures serve as the skeletal framing of your home.  This is observed for any deterioration or damage.

The exterior observation includes all exterior walls, coverings, flashing, trim, doors, decks, balconies, stoops, steps, porches, railings, walkways, patios, driveways and a representative number of windows.

The fascia, soffit and eaves are also observed from the ground level.  The readily assessable roofing materials, chimney and the roof drainage system are checked for penetrations.

The plumbing system in a house consists of the water supply system used for drinking, washing & cooking and the drainage system for wastewater.  All visible and readily accessible plumbing supply systems are inspected in the room where they appear.  This includes, but are not limited to hot water systems, fuel distribution systems, piping material and the location of the main water and main fuel shutoff valves.

The inspection of the electrical system begins with the exterior where service enters the house.  The electric meter, main panel board, and main disconnect are located and documented.  Service grounding, a representative number of light fixtures, switches,receptacles and GFCI (ground fault circuit interrupters) are reported on. Amperage and voltage rating is observed.  As well as the presence or absence of carbon monoxide and smoke detectors.

With the integration of HVAC (heating, ventilation & air conditioning) systems into the home, heating and cooling the air with central units is standard in new construction homes.  The heating system is observed and described whether it's a hydronic, steam, forced warm air, or an electric unit.  The thermostat is activated to initiate the furnace, taking notice of the controls and components of the system.  All while recognizing a representative number of heat sources throughout the home.

The air conditioning system is operated utilizing the thermostat, if the temperature allows.  A representative amount of access panels are observed along with the components for routine homeowner maintenance.

Ventilation and insulation is checked throughout the home without being disturbed.  Close attention is focused in safe and readily assessable attics, foundations and crawl spaces for ventilation and interior walls, ceilings and floors that are exposed to exterior temperatures for insulation.

Lastly, the remainder of the interior that is observed are the walls, floors & ceilings for general condition & water penetration; stairways, steps & railings; kitchens and bathrooms; windows and doors; a representative amount of windows; and fireplaces, basements & garages, if one is present.

All in all, your comfort and safety in your home is my greatest concern because if you don't feel safe, I don't feel OK!
